
Proving that when you want a home there’s little that will get in your way, a diminutive mid-century modern Berkeley house in need of attention sold for 19% — or $76,000 — over its asking price this month.
The one-bedroom home at 1175 Spruce Street went on the market in February for $399,000 and closed escrow last week at $475,000.
Described as a “classic 50’s moderne”, it was designed in 1952 by architect Karl Kolbeck and boasts the passive solar heating, deep overhangs, slab floors and walls of glass characteristic of that era.
Those features, along with the redwood soffits and clerestory windows, made the 912 sq ft home ripe for a mid-mod enthusiast to take it on and oversee a senstivive restoration. Either that, or take advanatge of the deep lot to tear it down and build anew. I’m crossing my fingers it’s the first scenario.
